Miller Homes are proposing to submit a full application for residential development of this site for approximately 94 dwellings. The plan below shows how the constraints and opportunities of the site have been explored.

After exploring the constraints and opportunities of the site, Miller Homes has developed a layout for the site, which is set out below and shows how the development could come forward. The proposed access is via Charity Close through the completed estate. This ultimately accesses onto Barns Way via a simple priority junction.

KEY ASPECTS


  • The site has been designed with regards to its edge of settlement location, with open space at its heart. Residential development relates positively to the existing children’s play area, drainage basins and open space on the eastern side of the adjacent existing housing development.
  • The residential dwellings are accessed off a series of internal roads and private driveways. Pedestrian connectivity through the site and into the adjoining residential development has also been considered and is shown on the plan.
  • The layout of buildings provide strong frontages and will help create attractive streets.
  • The proposed development will provide for a mix of dwelling types and sizes, including 1, 2, 3 and 4 bedroom dwellings.

 

  • 40% affordable housing is being provided on the scheme and is likely to comprise a mix of affordable rent, shared ownership and discounted market properties.
  • All dwellings are 2 or 2 ½ storeys and reflect the scale of houses in the surrounding area. Dwellings will comply with national space standards and internal layouts will suit contemporary lifestyles.
  • The proposed development will accord with the parking standards set out in Leicestershire County Council Highway Design Guide, providing 2 spaces for each dwelling with up to 3 bedrooms and 3 spaces for each dwelling with 4 or more bedrooms.
  • The scheme retains the existing boundary landscaping and a minimum of 10% biodiversity net gain will be provided by the scheme. This will be achieved either on site, or on nearby land.
